Investment Property From an Agent Who Invests

Duplexes, homes with a second unit, small multi-unit buildings and fixer uppers. Roger has bought, renovated and rented property himself, so he looks at a deal the way an investor does.

What Roger looks at on an income property

  • Rents, real and possible. What the units rent for today and what the market supports.
  • Legal status of the units. Whether a second unit is legal and permitted, and what it would take if it is not.
  • The big ticket items. Roof, furnace, electrical, plumbing, fire separation and parking.
  • Tenancies in place. Leases, rent amounts and the rules that come with them under the Residential Tenancies Act.
  • Exit options. Rent, refinance, renovate and sell, or hold.

A note on advice

Questions People Ask

Can I add a second unit to a house I buy?
Ontario now allows additional residential units on many lots with full municipal services, but each city sets its own rules on parking, size and permits. Check with the municipality and a designer before you count on the extra rent.
Do you help with properties that need work?
Yes. Roger has renovated property himself and can help you think through scope, rough timelines and what to have inspected before you firm up.
Can I buy a property with tenants in it?
Yes. Existing tenancies carry over to the new owner. Make sure you review the leases and rent amounts before you firm up your offer.
