Selling a Home With Tenants in Ontario

Tenants keep their rights when a home is sold. Plan the sale around them.

Tenancies carry over

A sale does not end a tenancy. The buyer takes over as landlord unless the tenancy is ended properly.

Buyer moving in

If the buyer or a close family member will live in the unit, the landlord may be able to give notice on the buyer's behalf after the sale is firm. The Residential Tenancies Act sets the notice period and requires compensation to the tenant. Get advice before you rely on this.

Showings

Give tenants written notice before entering. Being respectful and flexible usually gets better cooperation and better showings.
