Buying Land to Build: Due Diligence Checklist

A lot is only worth what you can build on it. Check these before you firm up.

Zoning and official plan

Confirm the zone, permitted uses, setbacks, height and lot coverage with the municipality. Ask whether a minor variance or rezoning would be needed for your plans.

Servicing

Is municipal water and sewer at the lot line? If not, you may need a well and septic system, which depend on soil and lot size.

Agencies and overlays

Lots near creeks, the lake or the escarpment may fall under a conservation authority or the Niagara Escarpment Plan. The Greenbelt also limits development in some areas. These can add permits and time.

Approvals in place

If a lot is sold as permit ready, get copies of the approvals and confirm them with the city.

Conditions in your offer

Give yourself time to do this work. A due diligence condition is common on land purchases.
