Buy the Right Home, Not Just the Next One

Roger helps buyers sort good homes from good listing photos. Neighbourhood knowledge, honest opinions on condition, and offer strategy that protects you.

How Roger helps buyers

  • Search set up around you. New listings that match your price, area and must haves, sent as they hit the market.
  • An eye for condition. Years of buying and renovating his own properties means Roger points out roofs, windows, basements and layouts before you fall in love.
  • Offer strategy. When to include conditions, how much deposit makes sense, and how to compete without overpaying.
  • Help after the offer. Inspection, financing, lawyer and closing steps, start to finish.

Before you start looking

Get pre-approved with a lender or mortgage broker so you know your real budget. Decide your must haves and your nice to haves. Then look at a few homes in person. You learn more from five showings than fifty listings online.

Working with Roger

Under Ontario's real estate rules, Roger will explain the different ways he can work with you and put your agreement in writing before helping with an offer. You will also receive the RECO Information Guide, which explains your rights as a buyer.

Questions People Ask

Do I need to be pre-approved before I look?
It is strongly recommended. A pre-approval tells you your budget and shows sellers you are serious, which matters when there is competition.
What conditions should I put in my offer?
Common conditions are financing, home inspection, and for condos, a lawyer's review of the status certificate. Roger will talk through what protects you without weakening your offer.
How much deposit do I need?
It varies with the price and the market. Deposits are usually paid shortly after the offer is accepted and are held in trust. Roger will recommend an amount when you write your offer.
